Eleven is how many houses a team of four can walk twice a week without ever rushing one of them. Past that, you start ticking boxes.
Your villa gets seen Monday and Thursday, off season and on. The same pair comes back all year, so they know which shutter sticks and which pump is tiring. You get a phone number, not a switchboard.
The work

We meet your guests at the airport, open the house, and start the air conditioning two hours ahead. The fridge is stocked from your list, or from ours if you would rather not write one. Flowers cut that morning.

Three island contractors we have worked with since 2016. Quotes come through us, line by line, and we are on site when they are. No cut on the work: you pay the contractor, not us.

The Closed Shutters protocol, hour by hour

The protocol starts at a yellow watch, not a red warning. We start with your house if you are the only owner off island.
48 hbefore
Loungers, tables, parasols, urns: anything that can fly comes inside. Papers and fragile pieces are put away.
24 hbefore
Shutters closed, panels fitted, water and power cut. Count eight hours for a four-bedroom villa. Those eight hours are ours.

A full photo report, your insurance file assembled by us, contractors booked before the whole island fights over them.

What happens next
It starts with a visit. An hour at the house, without you if you are off island, and a written account of what we found — including whatever the last manager let slide. If we take the house, the first month is billed after, not before.
From 480 € a month for a two-bedroom villa, routine upkeep included. Pool, garden and arrivals are priced separately once we have seen the place. No lock-in: one month’s notice, on your side and ours.
